I am developer, I am thinking of building new homes on a plot of land, would it be possible for a consultation?

Yes of course, feel free to get in contact and we’ll see what we can arrange for you.

I have a large garden which could fit new houses on, would it be possible?

In order to see what planning opportunities and constraints there are with your garden and surrounding area, feel free to get in contact for a consultation.

I am interested to submit a pre-application to the Local Authority to see what is achievable on my plot of land, can you help?

Yes of course. I would recommend for any new homes and development opportunities to have early discussion with the Local Authority either through a pre-application meeting or submission of sketch drawings.

The Local Authority did not say whether they support or against the proposals for new homes and development from the feedback received from the pre-application?

This will vary depending on the feedback received. If the comments are relatively positive, they will outline what key information or considerations are required prior to submitting a detailed planning application. If we do not feel there is an opportunity and the Local Authority will be against the proposals, we will be open and honest about the situation.

I am proposing new homes and development near a sewer, what is required to overcome this?

Please refer to our section on building near drains and sewers.

Will you be able to design a site layout, design house types and liaise with the Local Planning Authority over the whole planning application process?

Yes we can, we have previous experience with house builders and developers and would be happy to help out from the initial concept to planning application submission.

How does it work with obtaining addresses for the proposed properties?

Once permission is achieved, the council will send a letter with details of how to apply for an address to the proposed works.
