Planning conditions accompany every successful planning permission. Planning conditions are sometimes informative, restrictive or require further information to be carried out in order to satisfy the council.
Planning conditions are important because if you do not accept them (or follow up with further information), your planning permission will become invalid.
Yes, planning conditions do apply if your home extension has been granted planning permission. The main planning conditions are that the development hereby permitted shall be begun before the expiration of three years from the date of this permission and that the approval shall be in respect of drawings submitted as part of the planning application. Other planning conditions may apply depending on the type of project involved but normally most householder applications attract 2-3 planning conditions.
Yes, planning conditions will likely apply to a new house, new house development and conversion of a property. A new house planning permission would normally attract 4 or more planning conditions, a housing development can attract more than 10 planning conditions while conversion of a property can attract 4-7 planning conditions. Other planning conditions may apply depending on the type of project involved.
This depends on the wording of those planning conditions. Normally with most householder planning permissions, you do not need to do anything, the planning permission will notify you that you must build in accordance with the drawings and start works within three years. Some planning conditions include that the extension must be constructed using extenal facing materials that match or correspond to the existing property.
Larger projects will attract more planning conditions and some will require discharging in order to satisfy the council. Planning conditions can include a drainage strategy or the council may request material samples to ensure the proposal is appropriate to the site and surroundings. These are a few examples but some planning conditions may require a third party to carry out the work in accordance with the planning condition.
A majority of householder extensions do not require a pre-application however if the building is Listed, or may impact on a listed building, it maybe worth submitting a pre-application to gain the thoughts of the planning officer before submitting a planning application.
Normally a planning condition would take 6-8 weeks to reach a decision. Some planning conditions can take upto 12 weeks depending on the complexity of the information submitted.
